A closing company provides a variety of services and acts as the liaison between all parties of a transaction, including agents, lenders, buyers, and sellers. We make sure title is clear of any liens prior to close. We explain the loan documents to all parties and disburse funds which includes paying off liens and issuing checks to all payable parties. We record documents with the clerk and recorders office and follow all lender and state regulations.
Any party within the transaction can designate the closing company. Oftentimes, buyers and sellers are unaware they can pick who they work with, but this is a service you do have a say in! We have incredible relationships with many agents and lenders throughout Iowa and can travel to all 99 counties for your transaction.
While we personally do not handle title work, we work closely with several attorneys who complete our title work after reviewing a search provided by the title/abstract company.
Closing costs may include: Lender fees, appraisal fee, credit report, closing, attorney fees, origination fees, discount points and mortgage insurance. If your transaction is a purchase, you can ask that the seller pay a portion of your closing costs on your offer.
We have created a streamlined process that coordinates your entire transaction and have work to simplify the process by making our office the primary contact from start to finish. We work closely with the key contacts from all parties involved in order to get each transaction to closing day.
Here’s how it works: Once an order from the lender, agent, buyer or seller arrives, we then coordinate getting an abstractor/title company to provide us with a search. We have a partner attorney review the search and supply us with an ITG title commitment or attorney’s opinion. We then submit this information to all parties on the transaction and balance seller figures on the closing disclosure. Our team balances with the lender prior to close. We will work with the party that submitted the order to schedule a closing date that works for all parties, and we are willing to travel to all 99 counties in Iowa. At Key Closing Services, we ensure the borrower understands their loan package, coordinate all documents for signature and notorization, obtain funding authorization, issue checks, receive incoming/send outgoing wires, and disperse remaining funds. Upon closing, we record the documents and assist with post closing requirements.
